The NT uses a unique formula-based calculation for properties under $525,000:
Duty = (0.06571441 × V²) + 15V — where V is the price in thousands of dollars.
Above $525,000 it's a flat 4.95%. Above $3 million it's 5.65%. The formula creates a smooth curve rather than the stepped rates used by other states.
Yes — first home buyers building a new home or buying off-the-plan in the NT may receive a discount of up to $50,000 off stamp duty, depending on the property and the year of purchase. This applies for new builds only, not established homes.
