What is the off-the-plan concession in Victoria?

The off-the-plan duty concession reduces stamp duty on apartment, unit, or townhouse purchases that you contract before construction is complete. The concession is calculated based on the value of the land at the time of contract (excluding construction costs added later).

Does Victoria have a foreign buyer surcharge?

Yes. Victoria charges an additional 8% Foreign Purchaser Additional Duty on top of standard stamp duty for non-resident purchasers of residential property. Combined with the standard rate, foreign buyers can pay 13–15% of the purchase price in duty.

  • WA: No duty up to $450,000 (sliding to $600,000)

When do you pay stamp duty?

Stamp duty is typically due within 30 to 90 days of contract signing or settlement, depending on the state. Most buyers pay it at settlement through their conveyancer or solicitor, who handles it as part of the property transfer.

You can't roll stamp duty into your home loan as such — it must be paid in cash or from your savings — but some lenders allow you to borrow the equivalent against equity if you have it.
